James Hardie fiber cement is non-combustible, dimensionally stable, and doesn't absorb moisture the way wood-based products do, which matters directly for a property dealing with salt air and driving rain. The factory-applied ColorPlus finish is baked on under controlled conditions rather than field-painted, so it resists fading and doesn't rely on a homeowner's caulking schedule to keep water out. Hardie's HZ5 product line in particular is engineered for cold, wet climates like ours. It comes backed by a strong transferable warranty, which matters if the home changes hands down the road. We've simply seen it hold up better, house after house, than the alternatives.
